Extractor fans and condensation

A local staple, since many bathrooms and kitchens of that age were built with little ventilation. A fan wired to the light switches off the moment you leave, just as the room is at its dampest, so a run-on timer or humidity sensor does far more good. And a fan that hums but moves little air is often ducting that has come apart in the loft.

Building work, outbuildings and chargers

Extensions, loft conversions and garage conversions are best wired before the plasterboard goes on, with the socket and lighting positions agreed before the rest of the work moves on. Sorting it then usually costs less than putting it right afterwards. I check the board for spare ways and protection at the same time. Out in the garden, an office, workshop or summer house needs a supply of its own, sized for how far it has to travel.

Charging a car at home raises the same question in a different form: an EV charge point needs a dedicated circuit, so what matters is what the board and the incoming supply can comfortably carry.
