The work, not the paperwork lecture
Most landlords I work with already know what they are supposed to do. What they want is someone who turns up when the tenant is in, does the work, and sends the certificate through without needing chasing. That is the part I handle.
You remain responsible for your own compliance decisions and your own dates — I am an electrician, not your agent or your adviser. What I can do is the electrical work behind them, and tell you plainly what I found.
Inspections and certificates
Periodic inspection and testing of a rental property, with the report sent through as a PDF. If you have several properties, I would rather book them as a run than one at a time, and it usually works out easier for everyone.
Putting right what an inspection finds
A report coming back unsatisfactory is normal, and it is usually not dramatic. It commonly means a missing earth at a light fitting, a socket wired badly by a previous owner, or a board with no RCD protection. I can carry out the remedial work and issue the paperwork that confirms it is sorted.
If another electrician produced the report, that is fine — I will work from it. I will also tell you if I think something on it is over-coded, rather than quietly charging you to fix something that did not need fixing.
Between tenancies
The gap between tenants is the easiest time to get anything awkward done: a board change, a circuit that has always been odd, extra sockets in a room that only has one. If you tell me the void dates, I will work to them where I can.
Working around tenants
Where a property is occupied, I arrange access with the tenant directly if you would rather not be the go-between. Most of the work I do in rentals is done with people living there.
How it works
How it usually works
You tell me the properties
Addresses, whether they are occupied, and any dates you are working to.
I arrange access
Direct with the tenant if that is easier for you.
Inspect, test, report
The report comes to you as a PDF, with anything found explained in plain English.
Remedials if you want them
Priced separately so you can decide, then certificated once done.
Questions
Questions landlords ask
My report came back unsatisfactory — is that a big deal?
Usually not. It most often means something specific and fixable rather than anything wholesale. I will go through what was found, what it actually means, and what it costs to put right.
Can you do the remedial work from another electrician’s report?
Yes, that is common. I will work from their report. If I think something has been coded more severely than it warrants, I will tell you that too rather than just invoice for it.
Can you handle several properties at once?
Yes. If you have a few, it is worth booking them as a run rather than separately — less travel, less back and forth, and you get the reports together.
Do you deal with the tenant or with me?
Whichever you prefer. Plenty of landlords would rather I arrange access directly and just send them the paperwork.
Got a property that needs sorting?
Tell me what you need and I will come back to you with a price.
