When to rewireFair Oak runs from the old village centre out to the newer homes towards Horton Heath, and I cover both. The jobs are the everyday kind. Fault finding when something trips or stops working. Sockets, switches and lights, and extractor fans where a room needs one. Consumer unit replacements, EICRs and landlord certificates. New circuits for kitchens, showers, outside sockets and car chargers, and rewiring in stages or all at once.
Older houses in the village have usually had their electrics added to over the years; the newer ones came with paperwork from the builder’s electrician. Either way I test first, price before starting, and leave the certificate for the work. Quoting is free, and you are under no obligation.
The part people most often wish they had kept. Adding a socket or light to an existing circuit produces a Minor Works certificate; a new circuit or consumer unit produces a full Electrical Installation Certificate, and notifiable work leaves a building regulations certificate too. It matters most when you sell, because buyers’ solicitors ask for them.
Building work is a regular reason to call. An extension, a loft conversion or a garage being turned into a room is cheapest wired before the walls are closed up. The circuits go in early, the sockets and switches go where you want them, and I check the board for capacity and protection before anything is closed up. Left until later, that work usually has to be undone. A garden office or workshop needs its own supply, sized for the run.
Where a property is being worked on room by room, rewiring in stages often makes more sense than one disruptive job, and every stage leaves its own certificate.
Have a word before you spend anything. Tell me what you’re planning and I’ll explain what it involves. After 15 years I’d rather look at the whole house than the one symptom, so you know what to sort now, what to plan for, and what’s fine as it stands. Free quote. Let’s have a chat.

Questions
An inspection report is the usual starting point. It shows the condition of the installation now and whether anything needs putting right. Whether it satisfies the buyer is for their solicitor, who may also suggest other routes.
It should come with a Minor Works certificate, which is short but records that the new socket and the circuit it joins were tested.
Tell me what you are adding or changing, and I will come back to you.
