If this is the first property you have let
A good number of the Eastleigh landlords I work for did not set out to be landlords. A house that was inherited, a flat that could not be sold, a former home kept on after moving in with someone. If that is you, the electrical side is probably one of several things you have discovered you are supposed to arrange, and nobody has explained any of it.
The short version: you need the fixed wiring inspected and a report produced, and if that report flags anything you need it put right and evidenced. That is the whole of my part in it. I am not your adviser on the rest, but I can at least make this bit simple.
You may not need everything at once
People letting for the first time often assume they must bring an older property up to the standard of a new build. That is not what an inspection asks. It identifies what genuinely needs attention, and a lot of what feels old is perfectly acceptable. Where several things do need doing, I will tell you which are urgent and which can be planned, so it does not all have to be one bill.
Getting it done before anyone moves in
Empty is easier, cheaper and quicker. If you are between the decision to let and the first tenant, that gap is the best time to have the inspection and any work done — no coordinating with anyone, no working around furniture, and nothing to explain to a tenant afterwards.
If you have just taken on an agent
Agents usually have a list of what they want before they will market a property, and it is worth sending me that list rather than describing it. Terminology varies and I would rather read what they actually asked for. If something on it is not an electrical matter, I will tell you that too instead of quietly charging for it.
Afterwards
You get the report as a PDF and a separate record of any work done. Keep both somewhere you can find them — you will be asked for them again, and people routinely cannot lay hands on the one from last time.
Questions
Questions from Eastleigh landlords
I am letting out my old house. Where do I start?
With an inspection of the fixed wiring. It tells you whether anything needs doing before a tenant moves in, and gives you the document you will be asked for. Everything else follows from what it says.
Do I have to be there?
Not if the property is empty and I can get a key. If someone is living there, access needs arranging, but you do not need to be present yourself.
The property was inspected a couple of years ago. Does it need redoing?
Possibly not yet — send me what you have and I will tell you whether it still stands. There is no sense paying for a new one if the existing report is current and nothing has changed.
What if it needs work I cannot afford right now?
Then we separate it out. Some findings genuinely need doing before anyone lives there; others are improvements that can be planned. You will get it itemised so the decision is yours rather than take-it-or-leave-it.
