What you actually end up with

The thing most landlords are being asked for is an inspection report on the fixed wiring — the document people shorten to “the certificate”. You get it as a PDF, with a summary page at the front that says satisfactory or unsatisfactory, and the detail behind it.

If I carry out work afterwards, that produces a second, separate document covering what I did. They are not the same piece of paper, which trips people up when an agent asks for one and they send the other. If you tell me who is asking and what for, I will tell you which one you need.

Timing it around a tenancy

Southampton has a very pronounced letting cycle. A large share of the city’s rented stock turns over within the same few weeks in summer, and that is also when every landlord in the city wants work done. If your property is on that cycle, booking early is worth more than anything else you can do — not because I am fully booked year-round, but because the gap between tenants is usually short and it is far easier to do the work in an empty flat.

Outside that window there is much more room, and an occupied property is perfectly workable.

Several properties in the city

If you have a few Southampton addresses, say so when you first get in touch rather than booking them one at a time. Doing them as a run means one trip into the city, one set of paperwork coming back to you, and usually a better price than four separate visits. Flats in the same block are the easiest of all.

If your agent has asked for something specific

Letting agents do not all use the same words for the same document, and some ask for things that are not quite what they mean. Forward me the email. It is quicker than working it out between us, and I would rather read it than have you pay for the wrong thing.

When it is not a certificate you need

Sometimes the honest answer is that an inspection is not the pressing issue — a tenant reporting a fault wants the fault fixed, not a report about it. If that is where you are, say so and we will deal with the actual problem first.

Questions

Questions from Southampton landlords

My agent is asking for an EIC. Is that the same thing?

No, and it is a common mix-up. An EIC covers new work that has just been carried out; an inspection report covers the condition of the existing installation. Forward me what they sent and I will tell you which one they actually want.

Can you send the report straight to my letting agent?

Yes, if you tell me to. Give me the address to send it to and I will copy you in, so you have it too rather than having to ask them for it later.

I have three flats in the same block. Is that easier?

Considerably. Same trip, same parking, same paperwork run. Mention it at the start and it will be priced as one job rather than three.

The tenant is not responding about access. What are my options?

I can try contacting them directly, which sometimes works better than a landlord chasing. Beyond that it becomes a matter between you and your tenant rather than an electrical question — but I will hold a slot while you sort it rather than making you start again.
