When you do not live near the property

Some landlords with a property in Bournemouth live nowhere near it — they bought it years ago, inherited it, or moved away and kept it. If that is you, you cannot pop round to let someone in or to see what has been found, so the whole job has to work without you there.

That is entirely workable. It needs three things settled at the start: who lets me in, how you want to hear what I found, and how you want to approve anything that needs doing. What you are responsible for as a landlord stays with you; my part is the electrical work.

Who lets me in

A tenant, a letting agent, a neighbour with a key, a key safe, or a porter in a managed block — any of them is fine. Tell me which, and I will arrange the day with that person directly and let you know once it is fixed. If access falls through on the day, I will tell you straight away.

Hearing what was found

You get the report, and alongside it a short written summary in plain words: what each item is, whether it needs doing now or can be planned, and what it would cost. It is written for someone who has not seen the property, because you have not.

Approving work from a distance

Nothing beyond what you asked for gets done without your say-so. Reply with the items you want done and I will book them in; anything you would rather leave, leave. If something turns out to be dangerous while I am there, I will make it safe and tell you immediately rather than wait for a reply.

When the tenant reports a fault

A tenant ringing you about a dead socket is harder to deal with from a distance than an inspection is. Give me their number and I will arrange a time with them, find the fault, and send you what it was and what it cost. You are kept informed without having to relay messages back and forth.

Questions

If you are letting from a distance

I live a long way from Bournemouth. Can this be done without me?

Yes. Tell me who has a key and how you want to hear back, and the visit, the report and any work can all happen without you there.

My tenant has reported a fault. Can they deal with you directly?

Yes, if you are happy for them to. Give me their number, I arrange a time with them, and you are told what it was and what it cost.

How do I approve remedial work if I cannot see it?

You get each item described in writing with its cost. Reply with the ones you want done. Nothing else is carried out, apart from making something safe if it is dangerous — and you are told about that straight away.
