Agreeing what the inspection covers
An inspection covers the installation that has been agreed, so it is worth settling that at the start. In Christchurch that often means more than the house itself: a detached garage or workshop with its own supply, outdoor sockets and lighting, a garden room, or a second consumer unit put in with an old extension.
Anything not agreed is not inspected, and the report records that it was left out. Mention every building and outside circuit when you book, and the price and the report will both cover them.
Inspecting a bungalow
In a bungalow a large share of the wiring runs through the loft, so a thorough inspection means getting into it safely. It helps to know before the visit whether there is a loft ladder, boarding to stand on and a light.
If the loft has been topped up with deep insulation, say so. Cables buried under insulation can run warmer than they were designed to, and it is something the inspection looks for.
Getting the house ready
Clear access to the consumer unit, and a way to a few sockets in each room without moving heavy furniture, make the day go smoothly. Circuits are switched off one at a time for testing, so tell me about anything that must stay powered — medical equipment, a full freezer, or someone working from home — and the order can be planned around it.
Questions
Inspection questions from Christchurch
Should the detached garage be included?
If it has a supply, yes, otherwise the report will not cover it. Tell me about any outbuildings when you book so the price includes them.
Do you need to get into the loft of a bungalow?
Usually, because that is where much of the wiring runs. Safe access, with a ladder and something to stand on, makes the inspection more complete.
Our loft is boarded and full of stored things. Does it all need clearing?
Usually not. A clear way in through the hatch and room to reach the cable runs and any junction boxes is normally enough. Tell me what is up there when you book and I will say what, if anything, needs moving.
