The best time is before you move in

If you have just bought and not moved yet, that window is worth protecting. An empty house is substantially quicker to rewire, costs less because nobody is working around furniture, and spares you living through the dust. People often only think of it once they are in and the carpets are down, which is the expensive order to do it in.

If you are still at the offer stage and wondering whether the wiring is a problem, get it inspected before you exchange rather than after.

Fitting it around other trades

Rewiring rarely happens on its own. A new kitchen, a bathroom, plastering, flooring — the order matters, and getting it wrong is how people end up paying twice.

Broadly: I go in after anything is stripped out and before anything is closed up. Kitchen units want to be out, floors want to be accessible, and plastering wants to happen after me rather than before. If you tell me who else is booked and when, I will fit into that sequence rather than turning up and finding a fitted kitchen where the cables need to run.

Doing it in stages

A whole rewire is a significant bill and there is no rule saying it must happen at once. Upstairs one year and downstairs the next is perfectly workable, as is doing the board and the circuits that matter now and leaving the rest. The only caution is that stopping halfway leaves you with a mixture, so it is worth agreeing at the start where each stage will sensibly end.

What you are left with

This is the part people are least prepared for. Rewiring means chases cut into walls and floorboards lifted, and while I fill the chases and put the floors back, the house will need decorating afterwards. Not touching up — decorating. Budget for it, and do not have the place painted the month before.

Around Eastleigh

I am based in the town, so Eastleigh jobs are straightforward to schedule and easy to come back to if something needs a second look. Chandlers Ford, Bishopstoke, Fair Oak and West End are all the same to me.

Questions

Questions about rewiring

We are buying. Can it be done before we move in?

That is the ideal. Once you have the keys and before the furniture arrives is the fastest and least painful version of this job. Tell me your completion date early, because that window is usually short.

The kitchen is being replaced too. What order should things happen in?

Old kitchen out, then me, then plastering, then the new kitchen. Doing it the other way round means cutting into new units or leaving cables where they should not be. If you give me your kitchen fitter’s dates I will work to them.

Can we do upstairs now and the rest later?

Yes, and plenty of people do. The important part is agreeing in advance where the first stage stops, so you are not left with something half-connected between visits.

Will the whole house need redecorating afterwards?

Realistically yes. Walls get chased and filled and floors come up, so plan on decorating after rather than before. It is the cost people most often forget to include.
